The Mart’s latest transformation reenergizes the massive icon for an era of work-life flexibility. “People work everywhere—in an office, remote, hybrid—so work spaces need to be more fluid,” says Toni McIntosh, a vice president at Vornado, which owns The Mart. “This next evolution of The Mart centralizes tenant amenities on the second floor and provides a whole ecosystem of working areas.”

Those amenities, which were designed by architecture firm Gensler, include a 23,000-square-foot health club as well as flexible conference and meeting rooms. Gensler also oversaw the redesign of the South Lobby, giving the Art Deco space new seating areas with furnishings from tenant showrooms. Landscape architecture firm Hoerr Schaudt revitalized The Mart’s River Park complete with places to sit and regionally focused landscaping.
