The Kips Bay Decorator Show House marks its 50th anniversary this year, and set in a 9,000-square-foot, six-level townhouse in Greenwich Village, there's no shortage of great design apropos of celebration. Over 20 designers came together to decorate the century-old historic residence for the event. The through-line? Bold, avant-garde spaces that expertly honor the Show House's ethos of spotlighting extraordinary design. See a selection of this year's daring, imaginative rooms on view now in Manhattan.

A Dramatic Entrance Awaits

Ovadia Design Group reimagined the foyer, stair and landing of the 2025 Kips Bay New York Show House as a passage into a dream. Designed to capture the liminal beauty of midnight, the space embodies the firm’s signature aesthetic of homes that feel like hotels. Glamour is everywhere, not least of all in the custom Tai Ping Carpet created in collaboration with Ovadia to revive an archival 1980s and 90s tiger motif. The room's color palette consists of midnight-blue tones with muted metallics and earthy neutrals, all enhanced by an array of textures. Furniture and objects were sourced from heritage gallerists like Ralph Pucci and Maison Gerard. Light dances across layered wallcoverings by The Romo Group, Phillip Jeffries, Arte and Holly Hunt. Marble pilasters ground the area, with bespoke millwork from Lancaster Custom and sculpted stone by Stone Tech Fabrication. From the foyer to the stairs to the landing above, the design leads guests through a stunning journey into a dream-like escape.

Tumble Down The Rabbit Hole In This Dining Room

Corey Damen Jenkins took inspiration from one of his favorite childhood books, Lewis Carroll’s Through the Looking Glass, and What Alice Found There., when designing this formal dining room for Kips Bay New York. A mix of traditional and modern elements work together to achieve a quirky, eclectic ambiance alive with bold colors, rich patterns and layered textures. Jenkins removed the room's original fireplace, crown molding and trim and commissioned local artisans to craft elaborate plaster moldings in its place. Applied by hand, their craftsmanship recalls neoclassical traditions of centuries past. Above the wainscoting, a scenic floral mural unfurls before bursting across the ceiling in a modern, pixelated form. Baccarat's Le Roi Soleil chandelier takes center stage, and paired with the ceiling’s geometric wallcovering, it reflects light much like a disco ball. The result is a fantastical, wonderland-worthy display.

This Organic Loft Blurs The Line Between Inside + Out

City living meets nature's tranquility in the top floor of the 2025 Kips Bay Show House. Huniford Design Studio crafted this loft with restraint, implementing a soft, nature-forward color palette of browns, blues and greens. A single oversized Woven Wood Shade from The Shade Store frames the leafy views outside; its material and expansive scale align with the room's emphasis on all things natural. Organic textures continue throughout with woven grasscloth, cork, plaster and a hand-knotted jute rug from Marc Phillips. Consider it a modern treehouse—a place where nature and city life converge in harmony.

Expect The Unexpected In This Bold Bathroom

For this bathroom at the show house, designer Tamara Feldman aimed to reinterpret Nora Dinsmoor’s bathroom and vanity from the 1998 film adaptation of Charles Dickens' Great Expectations. It's a space layered with glamour and cinematic romance. Look down to see the centerpiece of the room: the Casino Royale mosaic floor by Donghia for Artistic Tile, making its debut at Kips Bay. Its pattern draws on geometric traditions of 13th–16th-century Andalusian architecture with nods to the symmetry of the Art Deco period. Cipollino Green marble slabs, supplied by Arca, were chosen for their strong veining and dramatic presence. A lime green clawfoot tub and matching green toilet by Kohler (the exclusive plumbing sponsor of the 2025 NYC Kips Bay Show House) serve as theatrical focal points, paired with Kohler’s brass plumbing fixtures that evoke vintage undertones. Altogether, it's an immersive space that subtly channels Dickens’ world.

A Parisian-Inspired Dressing Room Dripping With Elegance

Tiffany Skilling reimagined this Kips Bay space into a richly layered dressing room inspired by the romantic elegance of Paris. Infused with the spirit of Art Nouveau and filtered through a modern, editorial lens, the room balances old-world charm with intimate, personal luxury. A hand-painted Gracie murals wrap the walls in botanicals. Their painterly presence is enhanced by the warm glow of antique decorative lighting from Carlos de la Puente and modern lighting from Visual Comfort & Co. Intricate moldings and stylish surfaces like the Botanic Green quartzite countertop by Artistic Tile add intrigue and depth. Even the ceiling is magnificent, covered in a swirling, ethereal wallpaper by Cat Alexander. Below, Artistic Tile's Helios Mosaic tile flooring adds dimension to the space.

Jazzing Up The Kitchen

This kitchen is a moody, modern take on urban living thanks to the direction of designer Christopher Peacock. “Unlike the grander rooms of the home above, this intimate space called for a cooler vibe—something that reflects the rhythm of the Village and its effortlessly chic neighborhood,” Peacock notes. That effortlessly chic aesthetic is apparent, as every detail evokes warmth and sophistication. The custom oak cabinetry is from Peacock's MOTRA collection, stained in a rich espresso bean brown to imbue the space with a grounded tone. Cosentino Sensa natural stone countertops in Orinoco black add dramatic flair. Thibaut’s geometric grass cloth wallcovering softens the room. Appliances by Thermador bring sleek functionality. Paired with a Kohler brass faucet and a geometric stainless sink, the resulting kitchen blends modern sentiments with timeless appeal.

Onward + Upward Through This Blooming Passageway

Purple Cherry Architecture & Interiors created "The Purple Bloom," a staircase that functions as a three-story journey and an ode to what blossoms from dedication, creativity and love. As visitors ascend the staircase, the design reveals itself through a collection of bold elements: an ombré rug, custom-crafted by Marc Phillips, vibrant wallcoverings from The Romo Group and Phillip Jeffries and sculptural Bubble Glass pendants by Hector Finch that cast a glow over the passageway. Shades of purple play off one another, creating a striking ascent filled with wonder.

A Garden Of Color Awaits In This Bedroom

Oscar de la Renta may be known for dressing the stars, but Mark Hampton saw a series of orchid dresses from the fashion house as the design catalyst for his Kips Bay Decorator Show House room. The result is a colorful, luxurious bedroom with European flair. Talk about the royal treatment: the room stars a canopy bed that once belonged to the Duchess of Marlborough. French bedside tables are topped with slabs of amethyst. A Trompe l'oeil mirror by art photographer Celia Rogge hangs above a deep pink fireplace. "What began with the delicate petals of Oscar de la Renta’s orchids has grown into a room that celebrates artistry, heritage and the quiet luxury of living beautifully among the things we love," shares Hampton. The bedroom is a vibrant expression of joy incarnate.

A Sparkling, Organic Retreat

Melanie Roy goes avant-garde for this Kips Bay Decorator Show House bathroom design. The space is a play on the intersection of light and nature and was inspired by Michael Aram’s three-dimensional orchid tile for Artistic Tile. Organic forms are topped with sparkling accents (see: the whimsical mushroom-shaped shower stools). French gold plumbing fixtures by Kohler add another dazzling layer to the space. Throughout, soft neutrals let metallic accents shine.

World Travels + A Sense Of Nostalgia Guide The Design Of This Lounge

Imagined as a modern speakeasy, this Kips Bay lounge was inspired by designer Andrea Schumacher's childhood in Nigeria. The genesis of the room was the Guli Mask wallcovering, part of the designer's upcoming collection with The Vale London. It's based on original artwork by her grandmother, Elizabeth Monath, who studied under Salvador Dalí and Fernand Léger in the 1930s. "It was drawn during a visit she made to see me as a child while we lived in Ibadan, Nigeria," Schumacher shares. "My father’s career took us around the world, and I love the way this pattern captures the joy and nostalgia of that time." The fireplace in Artistic Tile's Cherry Blossom Extra Marble adds a glamorous note to the nostalgic retreat. Kravet drapery fabric frames the space, complemented by armchairs from Made Goods covered in Romo’s lounge chair upholstery. The pièce de résistance? The rhinoceros-shaped dry bar courtesy of Sylvan San Francisco.

An Oh-So-Classic Lounge Fit For High Tea

“The Drawing Room” by Ben Pentreath Studio blends an array of styles and periods, with a special emphasis on classic English aesthetics. Using wallpaper from Sanderson’s Highgrove Collection as their starting point, the design team built a palette of quiet colors to create a layered, immersive room, reminiscent of the English countryside. Fabrics from Morris & Co, along with a mixed collection of 19th-century and contemporary furniture, evoke a gentle, autumnal feel. The windows are draped in custom Roman shades in Sanderson fabrics constructed by The Shade Store.

Brutalist Forms + Playful Silhouettes Make For A Peaceful Outdoor Retreat

Inspired by 20th-century design icons—Mies van der Rohe, John Saladino and Louis Kahn—Jamie Drake crafted a a delightfully curious escape for the show house's garden terrace. In the east leg of the garden, Drake employed a regal, three-legged chair by John Koga and a totemic rusted steel sculpture by Jakob Jørgensen to assemble his whimsical rooftop wonderland. The Brutalist forms are backdropped by a wall of layered tableau curtain panels from The Shade Store that are trimmed with tape and bullion fringe from Samuel and Sons.
